Charlotte City Council voted 10-1 on Sept. 28 to grant historic landmark designation to 301 South Tryon. The empty office tower dates back to the 1970s in Uptown. Council member Renee Johnson cast the lone dissenting vote. Discussion lasted almost an hour.Chicago firms Riverside Investment & Development and Singerman Real Estate purchased the property in April. They paid $36.5 million to Wells Fargo & Co. The site sprawls across 3.4 acres, bounded by South Tryon, South College, and East Third, and East Martin Luther King Boulevard. People once knew it as the Jefferson-First Union Tower, then Two Wells Fargo Center.Two adjoining structures make up the building — a 30-story tower paired with an 11-story tower.

Office space exceeds 800,000 square feet. There's also more than 30,000 square feet of retail space. A plaza fronts the taller tower. An atrium sits inside. A 540-space parking structure completes the complex.The designation covers the 30-story tower and 12-story atrium connector. James Anderson serves as vice president at Riverside. He spoke during the meeting. Local tax credits tied to historic landmark designation are critical, he explained. Without them, the conversion won't pencil out financially."Our proposed redevelopment of 301 South Tryon will preserve a significant historic building while removing one of the largest office vacancies in the central business district," Anderson said, according to WSOC-TV.
